Manage and sell properties. Our office has a total of thirty six years experience in this office alone. When included with my forty years, it's safe to say few, if any, organizations can boast such a long and successful track record.
We oversee thousands of dollars of work (at cost) every month renovating and rejuvenating properties as needed. Our primary maintenance person has been with us over 10 years and is proficient in many disciplines. We also have contractors of all varieties that we know and trust. Time sensitive, cost effective work is our specialty. Down time is NO GOOD!
Insurance business: We primarily work with business clients. We assist in locating and installing, complex employee benefit solutions for small employers and their employees. We also offer a limited product line of superb personal financial products.
Permanent Staff
Laura Morin Office Manager, with K/S for twenty three years. Her talents and competency are unsurpassed. She is responsible for most of our procedures and practices developed over the years. It is her responsibility to co-ordinate all the needs of our clients, owners and policyholders and to make sure the hundreds of things required to operate an agency of this magnitude are accomplished to the satisfaction of those we serve.
Ericka Martinez She is just completing her first decade at K/S. She is also hugely talented and competent. Her varied responsibilities straddle many disciplines and require her to be conversant and knowledgeable in Employee Benefits, Health Insurance, Property Insurance, Rental Management as well as Property Sales. She also is indispensible and a critical part of our operation.
Overview
We manage well over 100 properties for over 80 owners. Some owners have been our clients for over 25 years. We have managed as many as 450 properties as well as four different Home Owners Associations. The largest HOA had over 270 condominium owners.
We also broker homes for sale. These total approximately 15-25 properties /yr. We are always available for our clients, unlike the overworked and haggard agents we are a team and we will always return your call and attempt to meet your needs.

Synopsis
In forty years of property management we have seen almost every situation and encountered every type of individual imaginable. We are seldom surprised and less often fooled. We have been tricked by experts and have developed a sixth sense for chicanery.
Our experience is our resume. We have managed hundreds of properties over the years and helped to sell almost as many. We have renovated properties from top to bottom for re sale, boarded up vacant properties, cleaned and renovated innumerable re rents, helped to stage and sell many others, dealt with multiple onsite deaths, evicted over 300 tenants, dealt with unruly tenants and unhappy people of all sorts. We have had many threats, both personal and professional including at least three death threats.
We have extensive experience with all utility providers, local police, judges, sheriffs, bureaucrats and local office holders for many years. Every year we distribute and account for almost two million dollars to owners scattered about the globe, some of whom we have never met.
Our reputation is impeccable. We are among two or three management firms in Corpus Christi with the most longevity. We represent our owners property as if it were our own and in doing so have been able to retain owners, many for decades. Our owner's loyalty speaks for itself.
Our greatest reward is the loyalty we earn by pleasing our clients. They soon realize our commitment is to maximize their real estate investments. We attempt at every juncture to get the very most bang for the buck, by spending repair/renovation dollars in the most cost effective manner. Our focus is always for and on behalf of the owners best interests. We are very serious about our fiduciary responsibility.
